Introduction to Prospective Homeowners
So, you’ve seen a for sale listing of a home in our community that fits what you are looking for, and you would like to know more about us as part of your research to assure that Sorrento is a good fit for you. After all, purchasing a home is a significant decision and commitment. Understanding the nature of condominium ownership generally, and the features and living conditions of a particular condominium community is important, as they vary from location to location. The information contained here is meant to assist you with that process. An important factor is summed up by this variation on a famous quote: “You can ask what a condominium community will do for you, but you also need to ask what you can do for it.” Because the long and short of it is that Sorrento is owned, operated, governed, and managed by volunteer members of the community. Sorrento benefits substantially from active volunteer participation by its members on many different levels for its operation, in addition to the monthly assessment owners pay.

More detail about the nature of Sorrento, including its features of self-governance and self-management and its need for volunteers on all levels in order to sustain its functioning, is provided below.
Sorrento Condominium is an all-ages community legally organized and governed under Washington State laws as a private condominium, along with a private, not for profit condominium association corporation named Sorrento Condominium Association. Every unit owner is a member of the Association and has not only purchased the right to exclusive use of the interior of their unit and designated areas outside the unit (patio and yard), the limited common elements, but also the right, jointly held by all unit owners, to access all other property, the common elements, in the community outside of these exclusive spaces. Additionally, the unit owners collectively are joint owners of the undivided property, building structures and other fixtures (e.g. streetlights, fountain, entrance gates, etc.) of the entire community, with each unit owned carrying an equal ownership share of the undivided property, the common elements, equal responsibility for its maintenance and equal voting rights. This community is located within the incorporated city limits of Lacey, Thurston County, Washington, and the residents have the right to city, county, and state provided governmental services just like any other private property owners, including access to schools, libraries, parks, social services, and a vast variety of other services. However, as a private property condominium association, the owners at Sorrento have the collective obligation, subject to governmental laws and regulations, to govern, manage, and maintain our community and property.
The founders of Sorrento intended to provide for living conditions and physical appearance that enhance the enjoyment and use of the community and protect the value of the investments that all unit owners have made. Copies of key documents can be found here under the “Real Estate Brokers” tab.
